Clients that are purchasing a home for the first time need education and guidance. Agents are able to educate their client on the current market, both nationwide but more importantly, in the desired areas and neighborhoods. Guiding clients through what typical homes go for in certain areas, where good school districts are, what areas will have new construction soon, etc. - is extremely important for first time buyers. In fact, mistakes buyers would typically make are almost always avoidable if an agent communicates proactively and clearly.
First time buyers sometimes can get attached to a specific area, or worse, home too quickly. Agents can hopefully head this off and keep their buyers expectations reasonable. Knowing the market, price ranges, and the clients budget and how all three work together is where an agent's expertise is priceless.
Act Fast and Negotiate Well
Agents can help buyers avoid the mistake of losing out on a home by preparing buyers to act fast. In a competitive market with low inventory (like most areas are currently experiencing), clients don't have the luxury of mulling things over. So, buyers and agents can work together extensively beforehand in order to ensure the buyers are ready to act fast, should opportunity strike.
Real estate agents do the negotiating in transactions on their clients behalf. Agents are worth their weight in gold here when they can negotiate well. Negotiating works best when done quickly. So, agents also need to act fast here. Maybe the property in question has some damages or repairs needed. Agents can negotiate to get those things fixed before close of escrow.
Try reminding clients that mistakes buyers make need not cost them the chance to own a home. And, if mistakes happen - agents can work quickly to pivot in the right direction. Clients don't want the pressure all on them. The good news is, it doesn't have to be. The right agent will listen to their needs and do their best to make the best deal happen with as little errors and hiccups as possible.
