Listing a property is a typical duty of a real estate agent. After all, listings are typically how sales happen. But, in order for a property to really catch a buyer's eye - it needs to stand out.
First Impressions Are Everything for Listings
First impressions are very important when it comes to real estate. Sure, maybe a buyer is able to visualize a space and see the potential in a fixer-upper. But, seller's agents don't want to bank on the hope of visualization. Even a property that "needs a lot of work" or "could use some love" still has features that can be presented well.
So, first off be sure to set the home up for success. This, most likely, means staging. Staging a property is a great tool when sellers want a home to sell quickly. Staging is important because in the business of real estate - looks do matter.
After a home is properly staged with the latest trends, it's time to get some professional photos taken in great lighting. Agents should be aware of when that is for a property and schedule a photographer at that time, if possible.
Be sure that the photos taken and displayed on the MLS, on flyers, and on any website advertisement are not only beautiful, but strategic. Highlight the home's best features, like a sprawling backyard, views, amenities, etc.
Write a Great MLS Description and Advertise
Now that the listing has had its close up - it's time for words to come into play. Be sure to write a great MLS description. An MLS description has the power to draw in other agents looking for their clients. Don't be something they scroll right past. This is your chance to mention the neighborhood, any perks like solar, and to draw attention back to the highlights of the listing.
Set Up Listings For Success
With intentional visual marketing and great descriptions - listings are sure to stand out in a busy market! Happy selling!
