Going live with a listing is exciting every time. It requires work and planning, but it's the core of what real estate agents do. It also means new transactions are on the horizon and another chance to gain a referral or a close client relationship.
Prepare the Client
First of all; agents need to ensure that they and their client really are on the same page. Are clients really ready to sell? Do they understand the process? Do they have realistic expectations about how much their home is worth and the timeline, etc.? These are all important boxes to check because these clients can help build an agent's reputation, or not.
Be sure to have plenty of conversations with your sellers about how important it is to price right, move quickly, and guide them on what offers they should be on the lookout for.
Prepare the Home
Whether you are staging a home or not, first impressions matter. Even before staging, or rearranging decor, ensure that a home has all major repairs fixed or scheduled for fixing ASAP. When a listing goes live, it's vital that it looks even remotely livable, unless it's being marketed as a fixer-upper, etc. Once all major repairs and curb appeal have been spiced up; then it's time to ensure that all the small details are tied together.
Then it's time to prepare for photos. Professional photos have the best chance of marketing a home well and are the best route. After professional photos are taken showcasing the home in it's best light, it's time to load them up on the MLS and get ready to go live!
Market, Market, Market
The most important part of going live is marketing. In this age of social media exposure, it's even more important that potential buyers and other agents see your live listing. Those eyes on your listing is what will drive people to click on it, send it to their friends or clients, and pop by an open house.
So, don't forget to market every which way. On your website, on any websites you work with, on every social media channel - get your live listing out there and watch the offers soar in. Listings going live is always exciting and your business is definitely growing!
