So, you've listed a home. The MLS is up and running with this new listing, calls are coming in, an open-house is scheduled - and suddenly the seller calls and isn't so sure they're ready to sell. This can be a nightmare for an agent. Especially with how much work agents have already put in.
Starting with the obvious - you can't force a seller to sell. But, you can remind them why they hired you in the first place. An agent's job of warming up cold seller's feet gets easier with two factors: 1. High Interest and 2. The Amount the Seller Has Prepared to Move.
So; it's in an agent's best interest, as well as their client's, to list and market a home to the best of their abilities in order to gain momentum - and fast. In the meantime, get your seller's organized whether that's with moving boxes or finding them a new home.
The Root of the Issue
If momentum and interest aren't doing the trick, it's time for agents to get to the root of the issue. Is selling too emotional for the owners who have lived in their home for forty years? Are sellers too concerned about finding a new home in this market? The list goes on, and they're all valid reasons because selling a home is a major decision.
Finding the root of the issue is a great way to at the very least decipher if there's a chance a seller continues with the process of selling or goes back to being a homeowner. So, schedule a meeting and listen to what your clients are saying and what they want. Then, guide them as best you can, all while remaining professional and warm.
Ensuring that your clients are getting the best possible price is a great way to ease their minds. Also, help them with their next steps as best you can. The abyss of "I just sold my home - now what?" may be too overwhelming for some, so help them through it.
