Business Tricks
Starting off with what's been taking the world by storm for some time now: social media. Agents need to know the tricks of the trade behind social media. It's fine if agents don't know the ins and outs of every medium - but they need to be experts when it comes to what they use for their real estate business. Agents should know how to take a photo that will gain traffic, they should know how to snap a quick video for Instagram or YouTube, and their Facebook Business page should be dialed in. Why is social media a trick that all agents should know? Because it's all about visuals and that's a great way to gain traffic to a listing and close a deal quickly.
This often goes overlooked, but agents really should attend as many "events" for a listing as possible. This means hosting an open house for sellers but it also means attending a home inspection for either a buyer or a seller client. Attending home inspections, etc. is a great opportunity for agents to negotiate for their clients and see if they may be able to sweeten the deal at all. This is what makes a difference when it comes to future referrals and building one's network.
People Skills
Other than maybe a brand new agent, every agent typically knows that real estate really is in the customer service industry. Being a real estate agent is all about interfacing with people, building connections, and building trust. After all, the decision to buy or sell a property is one of the biggest most people make in their life. So, it goes without saying that they want to work with someone they feel comfortable with.
All agents need to ensure that they've worked on their people skills when it comes to remaining calm under pressure, negotiating with the best of them, and communicating clearly and effectively.
Speaking of communicating well, agents also need to know the trick of saying no. This may sound counterintuitive as most people associate "yes people" with real estate agents and successful entrepreneurs. But, it's important for an agent to be able to do their job and do it well.
Agents simply can't do their job well if they're stretched too thin or have too many irons in the fire. Learning the trick of prioritizing what's working and releasing or fine-tuning what's not is what will set agents apart.
