Whether you're working with buyers or sellers, agents need to be able to do what it takes to get the job done, at hopefully, the price clients want.
Help Buyer's Stretch Their Dollar
Buyers want a property that meets their needs for the best possible price. This makes sense, of course, buying a property is a monumental purchase. So, when assisting a buyer, an agent should focus on getting them the right price. This can be hard in a seller's market where it seems everyone is in a bidding war and therefore potentially overpaying.
Supporting buyers and their price range dreams as an agent in a seller's market can be difficult. But, agents should remember that their job is to do the best they can with what they have. Changing the market conditions isn't in the job description. However, being timely and knowing how to negotiate is imperative when it comes to getting buyers a fair price.
Get Seller's The Price They Want
In a seller's market - this can be a little bit easier which is great news for both sellers and agents! This is where agents still need to keep a keen on incoming offers in order to make sure their sellers are picking the top offer. Best case scenario - sellers might get some all cash offers, or offers with no additional asks or wants. Clearly, these are the ones to go for versus offers that want a property repaired or changed before they take ownership.
Ideally, selling a home shouldn't cost the seller very much money and agents can negotiate to make that happen. Agents can also work on staging the property, ensure great photos are taken, and listing the property at the best possible time.
Where the Buck Stops
Once you get that listing sold or those buyers in a new home - all the work to get the best price will be worth it. Keep honing your skills and advocating for clients and success will follow!
