As a real estate agent, a key player in one's success is maintaining client relationships and building a network with a strong reputation. A great way to keep on the pulse of this is to stay relevant with clients. Staying relevant and top of mind requires effort but when done properly can just be another simple task in the day to day duties of an agent.
Word of mouth is an incredibly powerful driver of success and it's best to be top of mind when someone asks "do you know a good agent?" or mentions to a friend they're thinking of buying or selling a home.
#1: Send Engaging Emails
Regularly providing engaging and quality content to past clients is priceless when it comes to staying top of mind. By sending engaging, helpful emails on a regular (but not too regular!) basis, agents can remain relevant and helpful which will only boost their reputation by word of mouth.
Writing quality content can be tricky so be sure that you're well versed in what you're putting out there. Start to keep track of common client questions or issues and send out emails that answer them! Share information about the latest home or market trends. Whatever you do, just don't fall out of touch.
#2: Regularly Update Social Media
This tip is perhaps the most useful and simplest once you get into a good routine (or hire someone to run your social media).
By regularly updating all social media platforms, clients can see your name or logo almost daily and thus, you remain top of mind.
Some platforms to update frequently:
- Personal Facebook Account
- Facebook Pages
Update Instagram stories regularly with home tours or market updates and make an Instagram post at least weekly. Posts can be of successful transactions, home trends, some "behind the scenes" - pretty much anything real estate based!
When it comes to Facebook, use your page or pages to your advantage! You can even create multiple pages for buyers and sellers or even home renovation tips, etc. When it comes to your personal account; be your own best networker and advocate! Share your pages, connect with others, and periodically post about your successes!
Twitter and Linkedin can be used periodically as well to share important updates and information! Linkedin is becoming more and more popular and is a great way to gain traction in the professional online world.
#3: Reach Out to Past Clients and Check-In
Guiding clients through a sale or purchase of a home often opens the door for future communication. Without being pushy, one can periodically check-in with their past clients. A great way to do this is using tip #2 above - social media. Commenting on a Facebook status or Instagram post can easily help keep you relevant with past clients. Those clients then can spread the word to their friends needing an agent or perhaps they'll need an agent again themselves and when they do - you'll be top of mind!
#4: Send a Small Congratulatory Gift
An underutilized trick is to provide clients with a congratulatory gift that may stay in their home or send some flowers or a bottle of champagne on the one year anniversary of the close of escrow.
For example, a nice frame with their house key in it, an ornament with the address if around the holidays, some type of art - are all gifts that will remind the client of you each time they see them!
#5: Utilize Community Networking
Use advertising at local schools and restaurants! Sponsoring local youth sports teams is another great way to advertise your business!
Networking in the community is a sure-fire way to stay top of mind with past and future clients. Not only does this type of networking offer plenty of visibility, but it also shows your investment in the community and promotes a trustworthy image!
Final thoughts
Staying relevant with clients is part of the path to success for gaining new clients. Real Estate is an industry of reputation and being the first one recommended when someone asks if anyone knows an agent! These steps will benefit any agent in remaining top of mind.
