A sales funnel is typically a series of web and landing pages that turn unknown visitors into qualified leads if they play along (give the site their information).
The main goal: getting agents clients
The main goal of any type of sales tactic is to get more leads which means more clients. Leads are great, but if your lead nurturing system isn't working, then they're useless. So, be sure to really follow through on sales funnels and other conversion tactics so that all of your hard work doesn't go to waste.
For starters; your real estate website should always be the main hub. This is where all lead conversion and other sales funnels should lead to. This creates more opportunity to convert visitors to leads. Think of it this way, the more fishing lines in the water - the better odds of going home with a lot of fish. The same logic applies to sales funnels. If you can get valid contact information from other sites; do it! A valid email address is all it takes to start a good lead.
Sales funnels allow agents to nurture those leads (contact information) into prospects, and then into sales. Now, of course, not everyone is ready to work on the same timeline from the get-go. This is where the nurturing prospect of lead conversion comes in. Maybe you have a great phone call with a couple who want to buy or sell in 9 months. Great! Check in with them in 3 months and again in 6 months.
If an agent can get leads in their internal funnel (their website) then all they need next is the right call to action.
Types of Sales Funnels and Calls to Action
Sales funnels can be typically broken down into two types: online and offline.
Some example of online sales funnels:
- home assessment guides
- listing alerts (think Zillow and Redfin)
- listing evaluations, etc.
Some example of offline funnels:
- open houses
- brochures
- postcards/business cards
Of course, leads aren't "easy" - if they were, everyone would be a real estate agent. But with knowing how to use sales funnels and other tools, agents are one step closer to building a bigger client base.
