Harlem, NY is our feature this week! We teamed up again with local New York City real estate agent Leah Azizian and her colleague Sonia Hondraki. Sonia Hondraki is the co-founder of Harlem Row, a group dedicated to the people of Harlem.

Harlem may have been overlooked in the past but it's time to put a spotlight on this great neighborhood.

Weather and Temperature
The city experiences seasons! The winters are cold and snowy - a beautiful sight with all of the bridges and cityscapes. The summers are humid and warm. But, the shoulder seasons are undeniably beautiful. The temperature typically ranges from 28F to 84F.
Sought-after Neighborhoods
The most in demand neighborhoods are Hamilton Heights and South Harlem. Of the homes that are in high demand - many are townhouses which is no surprise. More and more people are looking for more space and peace and quiet.
Hondraki remarks that "South Harlem is personal to me and brings back many memories, as I grew up on the other side of the park. I understand why it’s in such high demand. It’s blessed with two gorgeous parks - Morningside and Central Park, making this area perfect for green aficionados. It's flooded with hip restaurants and shops. I love strolling on Sunday morning and seeing children in their strollers, residents walking their dogs and others on their way to a favorite brunch spot."
The architecture in neighborhoods like Hamilton Heights is beautiful and each area feels alive. Additionally, this history and energy is something Harlem has in common with more popular areas of New York. So, the charm and unique vibe is something Azizian hopes the many builders who are eager to stake their claim preserve. Azizian reminds us that "modernizing a neighborhood is easy, but building a project that blends into the history and details of its existing buildings is difficult . . . and our goal should be to celebrate the plethora of artists and important figures who established Harlem through it’s buildings."

Townhomes, unique architecture, and friendly neighborhoods are putting this area on the map for those moving out of Manhattan and for investors.
Also, square footage prices continue to grow, but are currently still on the more reasonable side for the area.
So, the average price and value of homes differ depending on the neighborhoods and areas of Harlem according to Hondraki. Also, while affordability was present comparing to the rest of Manhattan, the tides are changing and the prices are strengthening" as people head uptown.
Harlem is only going to become more in demand as time passes.

Harlem is getting discovered for all that it has to offer - and fast. The market continues to rise and shows great promise for the economy and people. Between the architecture and culture - Harlem is a place to be for many.
