Showing a client a home is an exciting time for both agent and client. Both parties really want there to be 'fireworks' and for an offer to be written ASAP. Nobody wants to be on the hunt for a forever home, forever and agents don't want to be missing the mark. So, how do agents ensure the best possible chance of dazzling their clients at their next showing?
Lighting the Match
Agents need to start with their clients wishlists. What are their dealbreakers? What are the "this isn't necessary but would be so great. . ." factors? If an agent can find a listing that checks an extra box - fireworks are sure to fly. Maybe it's an infinity pool with a view. Maybe it's a beautiful kitchen with all the best appliances. Perhaps the master bathroom feels more like a 5-star spa. Either way, agents to find those show-stopping qualities and get their clients in the door.
Even with more modest properties, finding the specifics that set those properties apart (lot size, layout, and of course, potential) are what sends lights into the sky for clients.
Now that agents have found the property, it's time to prep. Be sure to go ahead of time to the property, preferably doing a test run the day or two before. Ensure that everything works - especially lighting. Check that the bathrooms have toilet paper and hand towels, that the home is staged, or at least clean, and that all lighting and technology works. It's a great idea to have a small snack or at least some water. This isn't open house prep, but it still should show some effort.
Let the Sparks Fly
Agents must arrive early, nobody wants the horror story of not being able to unlock the door or something else going awry. Unless a agent is driving their client to a property, there is no reason to get there at the same time. Once agents are all settled, it's time to double check that everything still is functioning. Now is the time to turn on all features, unless of course, you're waiting for a moment to showcase the "fireworks". Like flipping a switch to a fire feature or turning on the pool lights at the right time, etc.
A great tip is to show, not tell, the client about the home. Don't overdo it with your guidance of the home. Obviously don't silently show the listing, but there's no need to yammer on the whole time - try to let the client experience the home for themselves by pointing out only what is necessary.
