There's no two ways around it. Listing condition matters. Especially as the market continues to shift as we head into 2023. When listing a property for sale, it's important to take note of the condition of the home and the condition of the market. Often times there are quick fixes sellers can do to make the listing process smoother and other times you have to work with what you've got. Either way, marketing matters! So, if you're listing a home that is in less than ideal condition - there is hope for a quick and efficient sale!
Quick Fixes and Staging
The good news is that there are several quick fixes to up curb appeal and ease the marketing strain. For a home that is more of a "fixer-upper" it's important to market that as such, but also it's important for sellers to do what they can!
Besides cleaning, paint is usually the first step when it comes to "quick fixes" but this can be expensive. Most of the time, bold bright colors can detract from potential buyers visualizing themselves in the home. If possible, a nice white or neutral inside or at least in the common areas is recommended.
Curb appeal can also be added with some quick plants and clean up. If the outside is in shambles, consider marketing to the potential to the home and the "bones" of the property.
Then, of course, there's always staging. Even homes in poor condition can be born again with some great staging!
Marketing Matters
As always, marketing is an agent's best friend.
Don't forget to point out:
- amenities like a pool, community center, steam shower, etc.
- potential of home (great floor plan, neighborhood, unique qualities)
- key factors like a large master suite or a great yard
- community stats and facts
A good amount of buyers are looking for a home they can make their own so this might be the perfect property for them if they're needing something customizable!
Do What You Can With What You Have
We wish there was an easier way to say it, but cleaning is usually the first and most important step when it comes to improving listing condition. How deep of a clean depends on the state of the property, but it's hard to get great marketing photos if a property is dirty. Large carpet stains, clutter, and other signs of too much wear and tear and are one of the top reasons that homes don't get enough traction.
So, as the agent, do what you can with what you have and advise clients to clean up as best they can. Steam clean the carpets and get down to a more minimalist decor is a great first step. Then, you can have photos taken and hit the MLS strong with a great listing description!
