Unfortunately, listing a fixer-upper isn't always just like HGTV. Behind the scenes there are a lot more lows than highs, oftentimes and the financial drain that a fixer-upper can bring buyers. So, when listing a fixer-upper, it requires the listing agent have extra finesse and to really know what they are doing.
Start With Potential
Start with the potential. In your listing description, work to really set the scene. This is key to helping other agents, help their clients visualize the potential property has. Also, be sure to grab attention as much as possible from the get-go. This way, when potential buyers or their agents are scanning the web for properties to look at, they want to scroll down to read your listing description. If the initial photos or title of a listing aren't appealing, it'll be hard for anyone to give your listing the attention it deserves.
If potential buyers can see potential in a fixer-upper, then you've done the hardest part of your job. Anyone looking at a fixer-upper to begin with usually has one of two things: money to redo it in a way they want - and to personalize it. Or buyers have the skills and time to slowly chip away at projects.
Market Honestly and Strategically
When listing a fixer-upper, be sure to market honestly and strategically. Think about what does work the property first when considering strategy. Is there a great sized lot or backyard? How about a well done kitchen?
Fixer-upper homes are typically sought after from either investors or first-time home buyers who can barely afford to get into the housing market. So, market to these niches specifically. Of course, the condition of the house is what will be the main difference. How much work are we really talking? That's what everyone will want to know. So use what you know about the property and what needs work to be livable and what doesn't and market accordingly.
There's a House For Everyone
Encourage sellers to be patient when listing a fixer-upper. Sometimes these homes take longer to sell because they need a very specific type of buyer. But, there's a house for everyone and a buyer for almost every house.
