I always try to have both sides give a little to meet in the middle. If the sellers give some and the buyers do the same, it usually ends up being fair to all parties involved.

On the buy side, I'd ask my buyer to consider only the major issues on a house they love. On the sell side, I may point out that any buyer will most likely request the same repairs.
